MCAP Flex Projects is our ground-up Class A flex development program, offered to accredited investors as Share Class A-1 LP equity with a current-pay preferred return.

Unlike a fully accrued structure, this class pays cash while the asset is still being built: 3% of invested capital every quarter — 12% per year — beginning at groundbreaking. The balance of the return accrues and is settled at exit, targeting an 18% total annualized return across a projected three-year term.
